Aston & Co offer Landlords 3 different landlord services as follows:
- FULLY MANAGED SERVICE
- Advising on, and agreeing the market rent.
- Advertising and generally marketing the Property.
- Erecting a “To Let” board in accordance with the Town and Country Planning Act 1990.
- Accompanying viewings, if required.
- Providing notification of non-resident tax status and making HMRC deduction.*
- Submit applications to the Landlord and provide advice on the application.
- Perform credit checks and obtain references on the proposed tenants.
- Carrying out the initial right to rent checks in accordance with the Immigration Act 2014.*
- Produce basic inventory with photographic evidence of condition pre tenancy.*
- Produce Tenancy Agreement for tenants to sign.
- Lodge deposit with the Deposit Protection Service (DPS) and serve documents on the tenant.
- Arranging with service companies (principally electricity gas & water) for meter readings and advising them of the transfer of service contracts to the Tenant at the beginning of each tenancy.
- Collect monthly rent, deducting commission and other work and supply monthly statement.
- Pursuance of late rent and rent arrears, and advice on actions to take in the event of rent arrears.
- Routine inspections of the Property are carried out on periodically. 2 per year are included in the monthly management fee. Additional inspections are optional and chargeable. Responsibility for and management of empty property is not normally included, and will only be carried out by special arrangement agreed in writing between the Landlord and the Agent.
- Co-ordination of repair or maintenance including arranging for tradesmen to attend the Property and obtaining estimates where necessary, supervising works and settling accounts from rents received.
- Carrying out a full property inspection and inventory check at the end of the tenancy and, if necessary, preparing and agreeing a schedule of costs relating to any damage or unfair wear and tear prior to releasing the Deposit.

Setting up Fee: £350 including VAT with a monthly management fee of 10% (including VAT) of the rent collected per calendar month.
- FULLY MANAGED SERVICE with RENT GUARANTEE
All of the Services described above in our FULLY MANAGED SERVICE, Plus:-
- The Agent will provide guaranteed rent cover through a 3rd party specialist company whilst the property is let. Rent guarantee cover may not be available if the tenant fails the credit reference checks. Where this applies, The Landlord will be notified before any tenancy is created.

- Advising on, and agreeing the market rent.
- Advertising and generally marketing the Property.

Additional fees and charges (Including VAT)
Preparing Inventory/Schedule of Condition: £100 for 1 Bed properties, £125 for 2 Beds, £150 for 3 Beds, £175 for 4 Beds. £200 for over 4 Beds (All unfurnished). For furnished properties add £100 to each category.
Additional inspections: (2 inspections per year are included in the monthly management fee). Charge for any additional inspections : £60 per inspection
Administration of NRL tax returns: £240 (Overseas Landlords only)
Redirection of mail overseas: cost of postage
Arranging gas safety check: £72
Arranging Energy Performance Certificate Admin Fee: £72
Hourly rate for attending court: £60 per hour
Right to Rent Check: £60
Tenancy Renewal Fee (i.e. Preparing a new fixed term tenancy extension): £60 (No Tenancy Renewal Fee applies if the tenancy continues as a monthly rolling tenancy without a new fixed term tenancy agreement being prepared.)
Maintenance Repair Limit (see Clause 4.2): £500
Obtaining estimates and supervision of major works: 4% of cost of work over £2000
Serving of Statutory Notices (e.g. for rent increase or tenant to vacate): For Fully Managed Tenancies there is no charge. For tenancies created where Aston and Co provide a ‘Tenant Find only’ Service a charge of £100 per Notice will apply
Termination if the Agent has secured a Tenant. If the property is withdrawn for any reason &/or is made unavailable to let after receiving details of an application to let (in writing or verbally) from The Agent, The Landlord will be entirely responsible for any reasonable costs claimed by the applicant tenant. There will be a minimum charge of £300 by The Agent.
