Aston & Co offer Landlords 4 different landlord services as follows:
- FULLY MANAGED SERVICE
- Advising as to the likely rental income.
- Advertising and generally marketing the Property.
- Interviewing prospective tenants and taking up full references including, where appropriate, Employer, Accountant, Landlord or previous landlord reference or obtaining reference checks through a third-party referencing supplier. Where necessary, additional security would be requested by means of a guarantor. In cases where a company occupies as the tenant, a credit check would be taken.
- Providing a suitable tenancy agreement for the Property.
- Liaising with a Landlord’s mortgagees where necessary with regard to references and tenancy agreement.
- Carrying out the initial right to rent checks in accordance with the Immigration Act 2014. *
- Taking a deposit from the Tenant, dealing with this deposit under the requirements of the chosen deposit protection scheme until the end of the tenancy when the Property and contents have been checked for unfair wear and tear and handling any termination issues with the Tenant and the tenancy deposit scheme provider.
- Collecting the Rent monthly and paying over to the Landlord monthly (normally sent within 15 days of collection) less any fees or expenses due or incurred for the period. Payments will be made by direct bank transfer and a detailed rent statement will be forwarded to the Landlord.
- Taking & retaining electricity, gas & water (Where metered & accessible) meter readings at the beginning and end of each tenancy.
- Routine inspections of the Property are carried out periodically. Subject to access we aim to carry out 2 inspections every 12 months. We will also carry out a ‘Final inspection’ report at the end of the tenancy. A fee is payable for each inspection. Responsibility for and management of empty property is not normally included and will only be carried out by special arrangement agreed in writing between the Landlord and the Agent. *
- Co-ordination of repair or maintenance including arranging for tradesmen to attend the Property and obtaining estimates where necessary, supervising works and settling accounts from rents received. *
- Making payments on behalf of the Landlord from rents received for costs in managing the Property.
- Carrying out a full property inspection and inventory check at the end of the tenancy and, if necessary, preparing and agreeing a schedule of costs relating to any damage or unfair wear and tear prior to releasing the Deposit. *

Setting up Fee: £350 including VAT with a monthly management fee of 10% (including VAT) of the rent collected per calendar month.
- FULLY MANAGED SERVICE with RENT GUARANTEE
All of the Services described above in our FULLY MANAGED SERVICE, Plus:-
- The Agent will provide guaranteed rent cover through a 3rd party specialist company whilst the property is let. Rent guarantee cover may not be available if the tenant fails the credit reference checks. Where this applies, The Landlord will be notified before any tenancy is created.

Plus a monthly fee of 4% (including VAT) of the rent collected per calendar month without Rent Guarantee, Or A monthly fee of 6% (including VAT) of the rent collected per calendar month with Rent Guarantee.

Alteration of Agent’s standard form(s) at the request of the Landlord, Landlord’s advisor(s) or mortgagees: £60 (see Clause 9).
Tenancy Change Fee (EG Preparing a new or amending an existing tenancy agreement facilitate a change to the tenancy terms or remove &/or replace one or more tenant): £60
Preparing Inventory/Schedule of Condition: £100 for 1 Bed properties, £125 for 2 Beds, £150 for 3 Beds, £175 for 4 Beds. £200 for over 4 Beds (All unfurnished). For furnished properties add £100 to each category.
Inspections: £60
Administration of NRL tax returns: £240 (Overseas Landlords only)
Redirection of mail overseas: cost of postage
Arranging gas safety check: £72
Arranging Electrical Safety check (Dependent upon size & age of property). Estimate to be supplied to the Landlord on an individual basis prior to testing
Arranging Energy Performance Certificate Admin Fee: £90
Hourly rate for attending court: £60 per hour
Right to Rent Check: £60
Serving of Statutory Notices (e.g. for rent increase or tenant to vacate): £300 per Notice
Registration of Property, Landlord & Tenancy details & documents as required by Renters Rights Act. (New Ombudsman & Landlord Databases): £60 per registered body
Registration of Property, Landlord & Tenancy details & documents as required by any Local Selective Licensing Scheme: £100
Termination if the Agent has secured a Tenant. If the property is withdrawn for any reason &/or is made unavailable to let after receiving details of an application to let (in writing or verbally) from The Agent, The Landlord will be entirely responsible for any reasonable costs claimed by the applicant tenant. There will be a minimum charge of £300 by The Agent.
Obtaining estimates and supervision of major works: 4% of cost of work over £2000
Maintenance Repair Limit (see Clause 4.2): £500
