1. Decide on a budget
One of our experienced estate agents at our offices in Wigston or Syston will help advise you on homes for sale that are within your price range. We are also able to offer financial advice to homebuyers.
2. Shortlist some properties to view
One of our friendly estate agents will listen to your requirements and help you to shortlist some houses to view in the Leicestershire area. You can also request a viewing through our online booking system.
3. Make an offer
Once you have decided on a property that you like, it’s time to make an offer. Our team will help guide you through this process, liaising as necessary with solicitors, etc. At this point, you will also need to be able to prove that you are able to proceed with the sale.
4. Acceptance of your offer
Once your offer has been accepted, you will need to be able to provide appropriate identification and your solicitors’ details. A memorandum of sale will be sent to all parties confirming the terms of the deal.
5. Your mortgage
Time to organise your mortgage! We can refer you to a mortgage broker, as well as arranging a survey to check the property is in good condition and also arranging for your solicitor to carry out necessary searches to check the status of the land and any planning permissions that may affect the future value. Aston & Co Estate & Lettings Agents Ltd introduces to Aston & Co Financial Services Ltd for the purpose of arranging and advising on mortgages and protection. Aston & Co Financial Services Ltd is an appointed representative of First Complete Ltd which is authorised and regulated by the Financial Conduct Authority. A broker fee of £299 will be charged on completion. Your home may be repossessed if you do not keep up repayments on your mortgage.
6. Contracts
A completion date will be agreed and contracts drawn up by the solicitors involved. Where possible, we will help deal with any enquiries relating to your contract. Once agreed by both parties, the contracts will be signed and exchanged and you will pay your deposit to the solicitor.
7. Your new home
Providing that everything runs smoothly, one of our team will be available on the completion date to hand over the keys to your new home and you can get settled in.
